Things to Consider

Is new siding a good investment?

So many things go into knowing if your siding is a good investment. First, you should ask what is wrong with what you have? Siding in disrepair and falling off should be replaced to protect your home.

Next, you should ask how long you plan to stay in this home. If you are looking to sell your home in the next couple of years, vinyl siding is a cheaper option to dress up your home’s exterior. One caution here is to pick a popular color!

If you plan to stay in your home longer the type of siding you choose is up to your tastes. Installing Vinyl, Steel, LP, or James Hardie are all great options and depend on what level of maintenance you would like Vinyl and  Steel will take the least amount of maintenance, while LP or James Hardie needs a new coat of paint every 10 or so years to keep them looking fresh. LP and James Hardie have a lot more design options.

A good thing to remember here is that your siding does not determine the value of your home. The economy and properties around you determine your property’s value. We are happy to come look at your house to help you decide which new siding is best for your situation.

How much does new vinyl siding cost?

New vinyl siding can vary in many ways. The kind of siding you choose will change the cost. So will choosing a color! There are standard colors which do not cost extra, but premium colors cost more. The size of your home will also play a huge role in the cost of your siding.

Does new siding increase house value?

This is a loaded question! Home value isn’t dictated by your siding. Instead, value is determined by the property values around you. Looking at the value of your house is most important when you are looking to sell. If you are not wanting to move in the next couple of years, new siding may not make sense for you. Property value fluctuates with the economy and the property around you. If houses are selling like hotcakes, their condition may not make as much of a difference. If houses are not selling regardless of their upkeep, having new siding can absolutely tip things in your favor. Really look at the economy when you are looking to sell your home. Talk with your realtor to see what other homes in your area are selling for. Then talk to us about getting your new siding.

When should I replace my roof?

If your roof is losing granules or you are seeing more of the asphalt mat than granules, it’s time to replace your roof. Shingles are a fiberglass mat impregnated in asphalt, then covered with granules. The granules help the shingles protect your roof from hail, driving rain, and other harsh weather. If those granules look like they’re missing in large chunks it means your shingles aren’t providing the protection they need to.

Shingles that are cracking or curling are a sign your shingles are either drying out or near the end of their lifespan.

If your roof is leaking, it’s definitely time to look into replacing your roof. Give us a call and we can help you!

When I have a leak where the roof meets the siding, how can it be fixed?

There are a lot of variables for this. If you have a roof leak where the roof meets the siding, it’s best to call a professional in.  We know what to look for and how to fix it. We will inspect the wall line and step flashing to ensure it’s still in good working order. The roof may need to have a water test done to check where the leak is coming in. Depending on how the siding was done, it may or may not need to be completely removed to see where the leak is happening.

Can my roof felt get wet?

Yes, the roof felt can get wet. The felt is actually what keeps your roof dry! The shingles are in place to protect the felt. Shingles can be put down over wet felt.

If you have a Cedar shake roof, your felt will often be wet. Cedar is porous and these roofs are designed to soak up the water. The shakes absorb as much water as they can and then start shedding the water.
