The approach of winter sets squirrels scurrying to cache nuts against oncoming hardship. Likewise, many homeowners feel the pressure of undone roof repair as the days grow shorter and temperatures drop. Here are eight repairs and chores that should not be forgotten in the last few weeks of warm weather.

1 – Insulate

Your attic needs enough insulation to have an R-49 value in order to effectively guard against our notorious winters. Anything less, and you’ll be paying through the nose for heating this winter.

2 – Ventilate

An overheated attic is the root cause of ice dams. Proper ventilation helps to keep the attic cool, preventing the premature melting of rooftop snow accumulations. Be sure that your insulation does not block air intake vents.

3 – Seal

To prevent undue energy loss, check the seals around windows, doors, and vents in your home.  If necessary, add the appropriate type of sealant for additional protection.

4 – Repair

Make roof repair your priority. Freezing temperatures will enlarge problems until they become roofing emergencies.

5 – Protect

Leaking roofs are a fire hazard. To protect your family from danger, fix all leaks. Evict rodents, eliminate their entry points, and replace the chewed wiring.

6 – Replace

Even though shingles are rated to last a lifetime, waterproofing products are typically rated to last only one to five years. Make sure to replace deteriorated flashing and sealants to prevent leaks before they start.

7 – Clean

Make sure your gutters and downspouts are clean and clear of debris. Standing meltwater contributes significantly to the formation of ice dams, and gutters that overspill can damage fascia, soffits, and siding.

8 – Direct

Ensure that draining meltwater flows downhill and away from your home to keep it from pooling near the foundation where it can do serious damage. Many experts recommend installing downspout extensions so that water empties at least three feet away from the home.
