Best Commercial Roof Material For Twin Cities Climate

Commercial roofing is another world compared to residential roofing.

Not every contractor can do both and if you have a flat, commercial roof that needs to be replaced, it’s best to hire someone who knows the industry well. There are certain types of materials that work well on flat roofing in the Twin Cities and others that don’t. Here are a few products to consider.

Built Up Roofing

This process has been around for over 100 years and has solved the low pitch problems that commercial roof buildings with flat tops often have. Asphalt shingles couldn’t handle it, but the several layers of roofing applied with a hot mop can.

Modified Bitumen Roofing

This cap sheet roofing came onto the commercial roofing scene in the 1960s to replace BUR technology (otherwise known as built-up roofing). It added a polymer to reinforce the layers or cap sheets on the roof. This material can be hot or torch applied as well as cold applied or self-adhered.

EPDM  (ethylene propylene diene monomer)

This type of durable, synthetic rubber roofing membrane is used quite a bit on commercial roof projects in Minnesota. It’s available in black and white and is fully adhered or mechanically attached. The seams are put together with liquid adhesives or formulated tape to seal everything up.
